By accessing our Site or making a booking, you agree to these Terms. Please read them carefully before proceeding. If you do not agree, you must not use the Site or make any bookings.

1. About ESTB Properties ESTB Properties provides short- to mid-term accommodation across various locations. Our website allows users to browse available properties, view details, and make direct bookings for their stay.

2. Use of the Website You agree to use this Site only for lawful purposes and in accordance with these Terms. You must not:Make any false or fraudulent bookings. Use the Site to post or transmit any unlawful, defamatory, or harmful content. Attempt to interfere with the Site’s operation or security. We reserve the right to suspend or terminate your access to the Site if we reasonably believe you have breached these Terms.

3. Bookings and Payments All bookings made through our Site are subject to availability and confirmation. Prices displayed on the Site are in GBP and don't include Booking Fees. A booking is confirmed only once you have received written confirmation (e.g., email) from ESTB Properties and payment has been processed. You agree to provide accurate and complete information during the booking process.

4. Cancellations and Refunds Our cancellation and refund policy varies depending on the property and length of stay. Cancellation terms will be clearly stated at the time of booking. Some bookings may be non-refundable or subject to a cancellation fee. Refunds, where applicable, will be processed through the original payment method within a reasonable timeframe. Please review the specific cancellation terms displayed during the booking process before confirming your stay.

5. Check-In, Check-Out, and Guest Responsibilities Check-in and check-out times will be stated in your booking confirmation. You are responsible for the conduct of all guests staying under your booking. The accommodation must be left in a clean and undamaged condition. Smoking, parties, or unapproved guests may result in additional charges or termination of your stay without refund. ESTB Properties reserves the right to charge for damages, missing items, or extra cleaning required after your stay.

6. Security Deposit A security deposit may be required at the time of booking or prior to check-in. The amount and payment method will be clearly stated during the booking process. The deposit is held as security against potential damages, loss of keys, excessive cleaning, breaches of house rules, or unpaid charges. Provided there are no such issues, the deposit will be refunded in full within 3 business days after check-out. In the event of any damage or rule violation, ESTB Properties reserves the right to withhold part or all of the deposit to cover the cost of repairs, replacements, or additional cleaning. If damages exceed the deposit amount, the guest will be responsible for the remaining balance and may be invoiced accordingly.

7. Property Descriptions We make every effort to ensure that property descriptions, images, and information are accurate. However, minor variations may occur. ESTB Properties is not responsible for typographical errors, inaccuracies, or slight discrepancies between online listings and actual accommodations.

8. Liability To the fullest extent permitted by law, ESTB Properties and its affiliates will not be liable for: Any loss, injury, or damage suffered by you or your guests during your stay. Any indirect, consequential, or incidental damages arising from use of the Site or Services. Any temporary failure, interruption, or unavailability of the Site. Your statutory rights as a consumer are not affected.

 9. Changes to  Terms We may update these Terms periodically. Updates will be posted on this page with an updated “Last Updated” date. Continued use of the Site or Services after changes are made indicates your acceptance of the revised Terms.
