To ensure every guest enjoys a comfortable and safe stay, we kindly ask that all guests follow the rules below:

1. No Smoking or Vaping Smoking or vaping is strictly prohibited inside the property. Please use designated outdoor areas if available.

2. No Parties or Events We maintain a peaceful environment for our neighbours and future guests. Parties, loud music, or gatherings are not permitted.

3. No Unregistered Guests Only guests included in the booking are allowed to stay overnight. Please inform us in advance if you need to add anyone to your booking.

4. Respect the Property and Neighbours Treat the home as if it were your own. Please keep noise levels to a minimum, especially between 10 PM and 8 AM.

5. Cleanliness Please leave the property in a tidy condition. Major spills, stains, or damage must be reported immediately.

6. Check-In / Check-Out • Check-in: After 3:00PM • Check-out: By 10:00 AM, Late check-out may incur additional fees unless pre-arranged.

7. No Illegal Activities Any illegal activity, including drug use or distribution, will result in immediate eviction and may be reported to authorities. 

 8. Security Always lock doors and windows when leaving the property. ESTB Properties is not responsible for lost or stolen items. 

 9. Damage & Breakages Accidents happen — please notify us right away so we can arrange repairs. Unreported damage may result in charges.
